Dedicated 84㎡ 300 million ‘tuk-tuk’… Why is the cold wind blowing in the Daegu apartment market?
The atmosphere in the Daegu real estate market, which has led the rise in local apartment prices for a while, is unfavorable. As the number of apartment move-ins is pouring in, there is a clear decline in sales prices.
According to the Korea Real Estate Agency, apartment prices in Daegu fell 1.9% from this year to April. This is in contrast to the 5.96% increase in the same period last year.
The 84 m² dedicated to Beomeo SK View in Beomeo-dong, Suseong-gu, one of the representative wealthy villages in Daegu, was sold for 1.15 billion won in April. It fell by 300 million won from the highest price (1.45 billion won) traded at the end of last year. The 84 m² dedicated to Beomeo Central Prugio, Suseong-gu, was also reported for 1.36 billion won in November last year, but the sale price fell to 1.08 billion won in March of this year.
As the subscription fever subsides, the number of unsold units is also increasing day by day. According to the Ministry of Land, Infrastructure and Transport, as of the end of March, there were 6572 unsold housing units in Daegu, an increase of more than 2,000 units from February (4561 units). It ranks first in the number of unsold houses among 17 cities nationwide. GS E&C’s recently supplied ‘Daegu Zythe Star’ even went through the second-order subscription, but about 20 households fell short. In the case of ‘Dongdaegu Prugio Blessed’, which Daewoo E&C sold in Hyomok-dong, Dong-gu, Daegu at the end of last year, the average subscription competition ratio was only 0.4 to 1.
The cold wave in the Daegu real estate market is largely due to the surge in the supply of apartments. According to real estate big data company Asil, the number of apartment units in Daegu jumped from 7483 in 2019 to 16,904 last year. This year, 19,812 households are about to move in, and the number of occupants next year is expected to exceed 30,000. An official from the real estate industry said, “As the supply of apartments in Daegu is pouring in, the selling price, which has been on an upward trend, is falling. “Unless there are clear signs of good news, house prices will continue to weaken,” he predicted.
